Leasing a tent hall - is it worth it?

Leasing a tent hall - is it worth it?

Building a tent hall, the costs of which are much lower than a brick building, can still be a heavy financial burden for a novice entrepreneur. Renting a hall is possible, but this is a short-sighted solution - it is worth deciding on leasing a warehouse, industrial or other hall, which may ultimately become the property of the entrepreneur after paying off all installments. What are the benefits of leasing a tent hall?

Why is it worth investing in a tent hall?

Tent halls are a mobile, economical and universal solution in industrial construction. Their construction, based on a metal frame and covering, e.g. with a tarpaulin, means that the time needed to erect this type of structure is incomparably shorter than the time needed to build a brick building. Contrary to appearances, this type of construction is suitable for any season, not just the summer season. Despite the seemingly thin walls, the innovative materials used in the structure warm up the interior. The halls can be heated or air-conditioned, depending on demand. The tent hall can be used for a warehouse, commercial pavilions, office or utility rooms - the multitude of their applications proves the great functionality of these structures. There is nothing stopping you from changing the purpose of the hall in some time. This can be done at any time, e.g. by expansion. Their great advantage is also their mobility - they can be moved to another place, and erecting a hall usually takes a few days. They do not have columns or other elements needed to strengthen the structure, so the space is used more efficiently than in other buildings. Tent halls are most often prepared to order and adapted to individual preferences. The price of implementation (i.e. design, materials, transport, assembly, etc.) ranges from several dozen to several hundred zlotys and is much more profitable than building a brick facility. If such a cost is still too high for the entrepreneur, there is a way - leasing an industrial, production or warehouse hall.

Leasing a tent hall or renting?

Leasing is the lending of a given material item, as it were, rental, for an installment fee, on the terms specified in the leasing agreement, with the option of purchase after repayment of all installments. The best companies producing tent halls offer the possibility of leasing a hall, which is a great solution for customers who cannot afford to buy one. Renting a hall is possible, but it is simply not profitable for the client. Leasing installments are usually slightly higher than rental installments, and after a few years of use (depending on the concluded contract), the customer has the opportunity to purchase the leasing hall on favorable terms. Even if after a few years, for some reason, you plan to buy another hall, you can resell the leased hall after purchase. It should be remembered that leasing a production or other hall, unlike renting, is an investment in your own enterprise, and also brings significant financial benefits to the company in the form of savings. Leasing a hall requires an own contribution of 10% to 40%, depending on the type of leasing and the entrepreneur's financial situation. However, this is not the only option, because you can also use leasing for the construction of a hall. This method involves the investor building a hall using, for example, an investment loan, which the leasing company then buys back. In this way, the investor becomes a leasing customer of the hall.

Operating and financial leasing.

When deciding to lease a hall, the entrepreneur should make another choice regarding the type of leasing, and he has two options: financial or operational. The differences between them are based primarily on different tax regulations. Financial leasing, also known as capital leasing, is an agreement in which the purchased item, e.g. a tent hall, is a fixed asset of the lessee, i.e. of a given enterprise. The company is subject to depreciation deductions, and only interest on leasing installments can be added to other tax-deductible costs. After the last payment, the lessee immediately becomes the owner of the given fixed asset. In this case, VAT is paid in advance. In the case of operational leasing, called current leasing, the lessor remains the owner of the hall, therefore he is obliged to make depreciation deductions. The customer, however, may include the monthly leasing installments and the initial fee in the costs. After the leasing contract ends, the tent hall can be purchased at a lower price than the market price. The leasing period depends on various factors, e.g. the materials used to build the hall - in the case of a tarpaulin, this period may be shorter than in the case of a hall with hard walls. The choice of the appropriate form of leasing depends on the financial situation and tax policy of a specific company.
